Decluttering, photographs and accurate information: prepare your Costa Blanca home for the first buyer inquiries.
Before arranging photographs, identify what a buyer needs to understand: layout, condition and the purpose of each room. List the features worth explaining and questions you cannot yet answer. Preparation does not mean presenting the home as new. It means showing its current condition clearly and accurately.
Remove objects that obscure rooms, clear walkways and clean surfaces. Keep a layout that helps visitors understand proportions. Note defects and decide which small repairs you will complete. Do not conceal signs of problems before a viewing. Tell your agent so they can explain the situation accurately.
Prepare rooms before the photographer arrives and share a shot list. Include wider views and relevant details, without using visual effects to imply features the home does not have. Keep documents, family photographs and personal information out of published images. Use photographs that reflect the property’s current condition.
Collect the information you have and flag anything still to be checked. Do not advertise floor area, expenses or equipment from memory alone. If a fact needs documents or professional advice, verify it before presenting it as certain. Explain which furnishings you intend to include and what remains to be agreed.
Agree how visits will be requested, who will open the property and how much notice you need. Prepare answers about everyday use, distinguishing personal experience from verifiable features. Avoid promising immediate availability or a handover date before agreement. Keep a list of buyer questions to improve the listing.
Ask Tairix to review the presentation and discuss the selling process. Bring your list of confirmed and outstanding information. Preparation helps present a home, but does not guarantee a selling price or timescale. Our buyer guide can help you anticipate common questions during viewings.
