Editorial illustration of a Mediterranean home; not a property listing
A home used for only part of the year benefits from a simple plan between visits. This guide helps organise tasks and responsibilities; it does not imply that a particular company provides keyholding, security or maintenance.
Create a private property file
Record contacts for the building community, insurer and professionals you already use. Keep equipment references, manuals and inspection dates in a private folder. Do not include this information in public property advertisements.
Agree who can enter and why
If you arrange visits by a person or business, write down what they check, how they report and which jobs require your approval. Define key handover and return, and what happens if you cannot respond. Do not hand over banking passwords or unnecessary documents.
Separate maintenance from emergencies
Prepare a checklist suited to the property and ask technicians about specific equipment. Request the scope and estimate before approving repairs. Confirm what each agreement includes and which services need a separate arrangement.
Be careful with information you share
Policía Nacional advises against announcing absences on social media, recommends locking doors and verifying unarranged technicians with their company. Read its official home-security guide linked below. These steps cannot guarantee that an incident will never occur.
Plan your return as well
Before travelling, confirm access, utilities and outstanding work with the people responsible. If you want to compare another Torrevieja or Costa Blanca property, tell Tairix how often you will use it and which tasks you want to handle yourself. Choose for that routine as well as the photographs.
